Myrtle Beach has been my home since 1971, formally from Philadelphia, PA and Miami, FL.

I’ve had the good fortune working in Real Estate since 1981. My first job was working with a limited partnership company who purchased large income properties and brought in qualified partners.

Later around 1986 – 1988 as Congress changed the tax incentives for high income earners, our business closed and I found my way into Oceanfront Real Estate.

Since this period; I’ve worked primary with investor/ buyer’s who are looking for condominiums for both personal usage and incomes from rentals to pay for unit expenses.

During the Seller’s market expansion years; 1996-2008 we witness the largest growth period our area has ever seen. Particularly 2000-2008 years when buyers literally waited in line to buy real estate.

The recovery of this Seller’s market has been long and painful. Buyer’s who purchased during these boom years have loss all their equity and have struggled to just stay afloat.

Unfortunately their losses have created an unbelievable “Buyer’s Market”. We’re seeing deals starting at 30% to as high as 70% off of the original prices buyers paid.

Most of our business today is working with Seller’s who need to sell through Short Sales; Developer’s; who must Sell and Banks; who are Controlling Market and selling at Rock Bottom Prices.

If you’re a Buyer in today’s market you’re witnessing perhaps the best opportunity of your lifetime. You can and should participate in making one of the best deals of your life.

Note: Residential properties (homes) and commercial properties are in just as much turmoil. Banks; Developers; & Seller’s are feeling the pain and all need to sell.
